Why here
Why guests pick Zacs Valley over the resorts in Kodaikanal town
The town puts you near the lake and the shops. Here you get the valley instead: 40 acres, standalone cottages rather than a corridor of rooms, and a view from every window.
Rooms and rates
Fourteen villas, in six types
How many there are of each is on the card, because two of the six are one of a kind. Rates are per night and include breakfast, Wi Fi and a coffee machine in the room. Taxes extra. Season rates apply April to June.

The property
The best views here are the ones you wake up to
The valley starts at the edge of the property and does not stop. Mornings arrive with mist and birdsong, and both are gone by nine.
-
The valley
Bay windows and balconies on every room, facing west across the hills.
-
The stream
A short walk down through the trees. Guests end up spending an afternoon there.
-
Bonfire and barbecue
Set up on the lawn on request, most evenings of the season.
-
Evenings on the lawn
Lanterns, a clear sky and no traffic to hear. The night jeep safari runs from here.
-
Standing among the trees
Easy and moderate routes into the hills around Perumalmalai start at the door.
-
Club house and indoor games
For the afternoons when the mist comes in and stays.
Wellness
An Ayurveda retreat, in the resort
Most hill resorts in Kodaikanal offer a massage. Zacs Valley runs consultation led programmes with Kerala trained therapists, traditional herbal oils, and a doctor on site.
Every therapy begins with a consultation, not a menu.

Questions guests ask
Which is the best resort in Kodaikanal?
It depends on what you came for. If you want to walk to the lake and the shops, a town centre hotel will suit you better. If you want space, a valley view and quiet, look for a property outside the town with standalone villas rather than a corridor of rooms. Zacs Valley sits on 40 acres, 5 km from Perumalmalai, with six room types and every one facing the valley.
What is the best hotel to stay in Kodaikanal for a first visit?
For a first visit most guests want the sightseeing spots within reach and somewhere quiet to come back to. We sit outside the town on Perumal Malai Road, so Coaker’s Walk, Bryant Park and the lake are a drive rather than a walk, and the evenings stay quiet. Call us and we will tell you the drive time from wherever you are setting out.
Are there 3 star hotels in Kodaikanal, or is this a luxury property?
Zacs Valley is a luxury resort. Rates start at Rs.17,000 per night with breakfast included. If that is above what you had in mind, the town centre has a wide range of 3 star hotels and we would rather tell you that now than after you drive up.
How far is the resort from Kodaikanal town and the lake?
We are on Perumal Malai Road, 5 km from Perumalmalai and outside Kodaikanal town itself, so both the town and the lake are a drive away. The last stretch is an off road run through the estate: straightforward in daylight, and worth arriving before dusk. Call us when you set off and we will talk you in.
Is there mobile network and Wi Fi?
Free Wi Fi across the property. The mobile network is weak, and most guests treat that as part of the point.
Is it family friendly? Do you allow pets?
Yes to both. Two bedroom villas sleep up to 8, there are indoor and outdoor games, and dogs are welcome.
Is food available at the resort?
Yes. Breakfast is included, and the restaurant serves lunch and dinner with produce from the farm on the property. Barbecue and bonfire can be arranged on request.
Can I cancel or change my dates?
The full policy is sent with your booking confirmation. If you need to read it before you commit, call and we will send it across first.
Do you have an Ayurveda centre?
Yes. Kerala trained therapists, traditional herbal oils and a doctor on site. Programmes begin with a consultation, not a menu.
Tell us your dates
Send your dates and guest count. We will come back with the rooms available, the rate, and what the property looks like that week.
